Irrigation System: Controller Map & Information

Background:

The Beach Club Town Homes community was built in two phases. The community was laid out originally to have 83 D.R. Horton built homes. They had built 49 from 2007 to 2008. When the Great Recession hit, Horton pulled its entire operation out of the Charlotte area. At that time, they had built only 49 of the planned 83 homes.

In 2011, the community’s developer contracted with Ryan Homes to build on the remaining 33 lots.

From what we understand, Horton had its landscape contractor plan the entire community and install some of the controllers. However, Horton’s landscaper only installed the irrigation zones around the 49 homes Horton built.

When the 33 Ryan homes were built, Ryan had its landscaper install the zones around those homes. This resulted in two locations in the community where there were two controllers on the same pedestal – one for the adjacent Horton-built home zones and one for the Ryan-built home zones.

To simplify the irrigation system management and replace four 10 year old controllers, those four were consolidated into two new Hunter controllers.

The image that follows is a map displaying the controller locations highlighted in yellow. See the schedule that follows in order to interpret the Controller numbers on the map.

The attached map file is from the irrigation system prior to the consolidation of several of the original controllers.

Schedule of Controllers:

The information below indicates the original controller number and the current number as well as the controller manufacturer, the location and the areas of the community where its zones are located. It also indicates the relative age of the controller.

Irrigation System Zone Documentation

The following file contains details of the zones associated with the various controllers. However, these are the zones as they existed prior to the consolidation of four controllers into two. One is downloadable as a WORD document. The other is a pdf.

The Zone documentation is dated due to the consolidation of the four controllers – noted above. However, for most controllers, the information should still be usable.
